No. As part of our service we can prepare the eviction notice for you — you can serve it yourself, or we can arrange service for an additional $75. If you've already served a notice, we'll review it and the way it was served, and redo it at no extra charge if needed. If your case resolves after the notice is served but before the initial hearing, we refund $100 of our fees.
Yes — a few situational costs:
  • Costs — court filing, process server, and court runner fees are not included and typically total around $184.
  • Notice serving— if you haven't served the notice, we can arrange service for $75, or you can serve it yourself.
  • Trial — most cases resolve at the initial hearing (included). If yours proceeds to a full trial, you can represent yourself or hire us for an additional $700.
  • Writ of restitution — if the constable must remove the tenant after judgment, our writ of restitution service starts at $265, which includes the constable and court runner costs.
Yes — we can assist you even if you live outside Arizona, as long as the rental property is in Arizona. The owner or landlord attends the initial hearing virtually in case testimony is needed. If there's a trial, anyone who can testify about disputed facts also attends; some trials are virtual and others in person.
We'll need a copy of the lease, a rent ledger, and — if you've already completed this step — the eviction notice and proof of service.
The law requires waiting until the tenant has had a chance to pay, vacate, or fix the breach during the notice period. Once that's satisfied and you've provided everything we need, we can normally file the same day or within one business day.
Most cases are scheduled for a hearing within 1 to 2 weeks of when the eviction complaint is filed.
Once filed: the court gives us an initial hearing date, we serve the complaint and summons on your tenant, and we prepare and represent you at the initial hearing.
Yes. If your case is resolved before the initial hearing, you receive a $100 refund.
